Charlotte NC 2027 Predictions: 9 Big Projects Opening Next Year

If you are planning a move to Charlotte in the next year, or you just bought here, 2027 might be the biggest opening year this city has had in over a decade. A new billion dollar runway, a 12 story hospital tower with nearly 500 beds, a new transit authority taking over every bus and train in the county, a Formula One engine factory, a new law school and a 1,000 person music venue in South End. And one more change in 2027 is going to show up in a lot of mortgage payments, and most people will not notice until the letter from the county arrives. Here are the nine biggest things happening in 2027, in order on the calendar, and which parts of town they help most.

1. A New Transit Authority Takes Over on New Year's Day

On January 1, 2027, the new Metropolitan Public Transportation Authority, a 27 member board created by the state legislature, takes ownership of the Charlotte Area Transit System: every bus, every train, every microtransit van. It oversees a 30 year plan of nearly $25 billion, funded largely by the one cent transportation sales tax that raised Mecklenburg County's rate to 8.25 percent in July 2026, plus expected federal grants, with billions set aside for roads. You are already paying for it, so in 2027 you will start to see where the money goes: more frequent buses, new routes and road projects, long before any new rail line opens. Charlotte transit has a history of big promises and slow delivery, so I will judge this on what shows up in 2027 and 2028. The thing to watch is bus frequency. If the main corridors move to a bus every 15 minutes instead of every 30 or 60, the neighborhoods along them become a lot more livable without a second car.

2. Atrium Health's New Tower Opens in Midtown

The Atrium Health Carolinas Medical Center tower is 12 stories and about 1.1 million square feet, with nearly 500 beds, a new emergency department, more than 50 operating rooms and a new helipad. It cost more than $900 million and is targeted to open in spring 2027. CMC is the region's largest hospital and a major trauma center, and a bigger tower means more capacity for everyone in the region, plus more healthcare jobs next to Dilworth, Elizabeth and The Pearl. For my 55 plus clients, access to top tier healthcare is always a top three priority, and between the tower, The Pearl and Wake Forest's medical school, Midtown is becoming Charlotte's healthcare capital. Dilworth, Myers Park, Elizabeth and Cherry all benefit. And when the main trauma center has more beds and operating rooms, wait times and transfers improve for hospitals across the suburbs too.

3. Cadillac's Formula One Engine Facility in Concord

Cadillac's F1 power unit facility in Concord is expected to open in 2027, with about 350 new jobs averaging $100,000 to $120,000 a year and GM built power units planned for 2028. Concord is already the center of NASCAR, and adding Formula One engineering means more high paying jobs on the northeast side, alongside Eli Lilly and the Red Bull plant. It is a quiet project, a factory and not a stadium, but high paying engineering jobs bring buyers for homes in the $400,000s to $700,000s, and in Concord and Harrisburg that is a real tailwind.

4. The Auxiliary Brings a Midsize Music Venue to South End

South End is getting The Auxiliary, a 1,000 capacity music venue of about 10,000 square feet, the first tenant of Providence Group Capital's new Anthem District off South Tryon and Remount Road. More than 100 shows a year are expected, opening in the third quarter of 2027. Charlotte has big arenas and small bars but not enough midsize rooms where touring artists actually play, and this fills the gap. It sits near the new South End light rail station planned for 2028. If you are buying a condo right next door, ask about the noise. For South End as a whole, it is another reason to live there instead of just visiting.

5. Charlotte Douglas Opens Its Fourth Parallel Runway

In September 2027, Charlotte Douglas opens a new 10,000 foot, roughly $1 billion fourth parallel runway, with about 2,000 sensors embedded in the pavement for what is being called the nation's first smart runway. It is expected to increase airfield capacity by more than 25 percent, which means fewer delays, more flights and room for the airport to keep growing. Charlotte Douglas is American Airlines' second biggest hub, and nonstop flights almost anywhere are one of the biggest reasons people and companies move here. If you are buying near the airport, in Steele Creek, the River District or Belmont, check the flight paths for the new runway, not just the old ones. That five minute map check can save you years of regret.

6. Elon Opens a Full Time Law School in Myers Park

In fall 2027, Elon University opens its full time law school on the Queens campus in Myers Park, Charlotte's first new law school in about a decade. Charlotte is one of the biggest banking and business centers in the country, and a new law school builds the local talent pipeline and brings faculty, staff and students into Myers Park and the surrounding neighborhoods. Expect more demand for rentals and smaller homes around campus, and a little more traffic on Selwyn. Long term, a growing university with a national brand is a plus for the neighborhood and the city.

7. Symphony Park Reopens in SouthPark

SouthPark's 7.4 acre Symphony Park closed in fall 2026 for a $21 million rebuild and is targeting a fall 2027 reopening, with pavilions, a bigger playground, a waterfront boardwalk, a cafe, two anchor restaurants, a piece of the Loop Trail and room for more than 250 events a year, up from about 80. SouthPark finally gets a true town green: concerts, movie nights and restaurants on the water, walkable from thousands of homes. I would not be shocked if the date slides a little, but when it opens, homes within walking distance get a real lifestyle boost.

8. Uptown Office Towers Become Apartments

The former Duke Energy headquarters at Brooklyn and Church is being converted into 460 luxury apartments, expected by the end of 2027, one of several Uptown office conversions along with 400 South Tryon and a new hotel in the Johnston Building. With Uptown office vacancy near 25 percent, owners are turning empty space into homes. More people living Uptown means restaurants staying open later, more grocery options and more weekend nightlife. That is how a business district becomes a neighborhood. Hundreds of new luxury apartments also mean more competition for renters, which is good news if you rent, and a long term plus for Uptown condo owners.

9. Walmart's Fulfillment Center in Kings Mountain

Outside Mecklenburg County, Walmart's new fulfillment center in Kings Mountain, west of Gastonia on I-85, is about a $300 million investment, 1.3 million square feet and more than 300 jobs, expected by 2027. Charlotte's job market keeps spreading outward along I-85, toward Kings Mountain and Gastonia in the west and Concord and Kannapolis to the northeast. If your job is out along I-85, places like Gastonia, Belmont and Kings Mountain can stretch your budget a lot farther, and an I-85 widening west of Charlotte has been approved, though it is a few years out.

Bonus: Wegmans in Ballantyne

Wegmans opens its first Charlotte store in Ballantyne on October 14, 2026. If you moved here from the Northeast, you know exactly why that matters.

The Not Yet List

A lot of what you read online is real but not opening in 2027. Red Bull's Concord plant begins operations in 2028. The new South End light rail station is targeted for 2028. The I-77 Exit 85 rebuild in Fort Mill is now set for May 2028. Atrium Health's Fort Mill hospital is targeted for 2029. The Bank of America Stadium overhaul is targeted for 2030, and Amtrak service at Uptown's Gateway Station has no firm date. Every listing near one of these will mention it, and that is fine as long as you pay today's price and not tomorrow's price for a rendering. My rule of thumb: if it is funded and under construction, it is fair to count on. If it is planned but not funded, treat it as a bonus. If it is just a rendering, ignore it when deciding what to offer.

Where to Look Near the 2027 Action

If healthcare access matters most, look around Midtown, Dilworth, Elizabeth, Myers Park and Cherry, minutes from the new tower and The Pearl. If you fly a lot, look west and southwest at the River District, Belmont, Steele Creek or even Mount Holly. If you are relocating for a job on the northeast side, look at Concord, Harrisburg and Kannapolis, near Lilly, Red Bull and Formula One. If you want walkability and nightlife, look at South End and Uptown. For a suburban lifestyle with new amenities, look at SouthPark for Symphony Park and Ballantyne for Wegmans. Meanwhile the Charlotte median sales price is still around $430,000, roughly flat, with homes taking about 52 days to sell and closing below list price on average. Buyers have more negotiating room right now than they will likely have once these projects open. That is your window.

The Real Answer

The change that will show up in your payment is the Mecklenburg County 2027 revaluation, effective January 1, 2027. Median residential values are up about 15 percent and commercial about 30 percent across more than 428,000 properties, with new tax rates set in the 2027 budget. A higher assessed value does not automatically mean a higher bill, because the county and city usually lower the rate after a revaluation. But if your home's value jumped more than the median, your bill will likely go up, and your lender will raise your escrow payment, sometimes with a catch up amount after the annual review. If you are buying in 2027, budget with the new value, not the old tax bill. If you already own, check your notice for errors and appeal it if it is wrong.
