There is a 1,400 acre master planned development going up out there called the River District. Full build out includes 8 million square feet of commercial space, 500,000 square feet of retail, 2,300 apartments, and 2,300 single family homes. Phase one is already live.


Here is what buyers actually need to know:


TAXES. Combined county and city rate is $78.57 per $100 of assessed value. On a $500,000 home that is roughly $3,900 a year. But the next county revaluation is scheduled for 2027, so expect that number to climb.


SCHOOLS. CMS is building a new high school on York Road and weighing two different boundary scenarios. Lines are actively moving. Confirm the boundary for the exact address, not just the neighborhood.


COMMUTE. Airport in 10 to 15 minutes. Uptown in 20 when traffic is light. But six intersections on Steele Creek Road hit severe delays at rush hour, and that 20 minute drive can turn into 45. A $62.6 million widening project is underway.


PRICES. Townhomes start in the mid 200s. Single family runs mid 300s to high 800s. Median sits around $430,000 to $525,000, up 6.9% year over year. Lakefront on Lake Wylie is a whole different market at $1M to $5M plus.


The catch is the speed of the growth itself. The upside is real. So are the growing pains.
