Retiring in South Charlotte: Ballantyne vs Waxhaw vs Marvin for 55+

If you are planning to retire in the Charlotte area and you keep hearing three names, Ballantyne, Waxhaw and Marvin, stop for one second. These three places are only about 15 minutes apart, and they could not be more different for retirement. In one, the typical home is around $675,000 and there is a hospital in the neighborhood. In another, it is closer to $590,000 and you get a historic small town with a Main Street. In the third, the median is about $1.25 million and you might get an acre with real privacy. And one of these towns does not have a hospital at all, yet most residents can still reach a 24 hour emergency room in under 10 minutes. Here are the seven things that matter most for a 55 plus move, and which town that is.

What Your Budget Buys

Ballantyne East's median sales price is around $674,000 with about 54 days on market. Waxhaw's median is about $590,000, and Marvin's is about $1.25 million. In Ballantyne, $675,000 can be a well kept single family home in an established neighborhood or a newer townhome close to shops, and there are condos and 55 plus apartments if you want to downsize all the way with no maintenance. In Waxhaw, under $600,000 can get you newer construction with a first floor primary bedroom, which many of my retiring clients consider a must for the future. In Marvin you usually start around $1 million, and what you are buying is space: bigger homes, bigger lots and privacy, about 10 minutes from Ballantyne.

For most retirees I work with, the sweet spot is a one story or main level primary home between $500,000 and $750,000, which puts Waxhaw and Ballantyne right in play and makes Marvin a lifestyle choice rather than a default. Picture a couple who sells a four bedroom colonial in New Jersey for $850,000 and wants to buy around $600,000 to $650,000 with cash or a small mortgage, keeping the difference for travel and grandkids. In Waxhaw, that budget buys a new ranch style home in a 55 plus community with lawn care handled. In Ballantyne, it buys a nice single family home or townhome minutes from the hospital and Charlotte's first Wegmans. In Marvin, that budget is usually tight.

Healthcare

Ballantyne wins this one outright. Novant Health Ballantyne Medical Center opened in June 2023 on Providence Road as a 36 bed community hospital, about a $154 million project, with an emergency department, inpatient medical and surgical care, imaging, operating rooms, a cancer center, orthopedics and women's health. Atrium Health Pineville, a full service hospital, is a short drive away. Waxhaw and Marvin do not have full hospitals. What they have is Atrium Health's freestanding Waxhaw ER off Providence Road South, open 24/7 and about five to ten minutes from most of Waxhaw and Marvin. The full service hospitals, Atrium Pineville, Atrium Health Union in Monroe and Novant Health Matthews, are roughly 20 to 35 minutes away. And one more is coming: Novant Health's Wesley Chapel Medical Center, a 32 bed hospital on Weddington Road with an ER, imaging and surgery, targeted for around 2030.

If you have a chronic condition or see specialists often, Ballantyne's hospital is a real advantage. If you are healthy and active, Waxhaw's freestanding ER covers emergencies quickly. Plan for the version of yourself that is 10 or 15 years older. You may not need a hospital nearby today, but you will be glad it is close when you do.

55 Plus Communities

Waxhaw has some of the best options in this part of town. The Courtyards at Wesley Chapel by Epcon has 136 single family homes built between 2017 and 2021, about 1,500 to 2,900 square feet, with resales from the high $400,000s to the high $600,000s and HOA dues of about $225 to $279 a month covering lawn care, irrigation, the clubhouse, fitness center, pool, trails and pickleball. There is also a Lennar 55 plus community with 83 single family homes of about 1,600 to 2,700 square feet, plus a clubhouse and fitness center, and a small high end 55 plus enclave near Marvin with just 24 homes of 3,100 to 4,900 square feet, a clubhouse and tennis.

Ballantyne itself is mostly all age neighborhoods. If you want the full resort style experience, Sun City Carolina Lakes, a 1,500 acre community with more than 100 clubs, is just across the state line in Indian Land, about 10 to 15 minutes down Johnston Road. If a built in social life matters most, pickleball at nine and happy hour whenever you like with neighbors at the same stage of life, Waxhaw's 55 plus communities make that easy. If you would rather live in a mixed age neighborhood near the grandkids, Ballantyne or Marvin may fit better. A lot of my clients say they do not want to live only with older folks, then they visit a 55 plus clubhouse and change their minds, so go to an open house and a community event before you decide.

Taxes

The good news at the state level: North Carolina does not tax Social Security. Other retirement income, like pensions, IRAs and 401(k) withdrawals, is taxed at a flat 3.99 percent in 2026, and certain government pensions and many military retirements are exempt. Property taxes are where these places split. Waxhaw's combined rate is about 72.42 cents per $100, while nearby Weddington is about 46.92 cents. In an earlier comparison, the same $800,000 home cost roughly $2,500 more a year in property tax in Ballantyne than in Weddington, and Ballantyne is in Mecklenburg County, which just finished its revaluation.

There is also a senior break. North Carolina's Elderly or Disabled Homestead Exclusion is for owners 65 or older with income under about $36,000 (2025 limit), and it excludes the greater of $25,000 or 50 percent of the home's appraised value. On a $400,000 home at a 72 cent rate, that can drop the bill from about $2,900 to about $1,450 a year. There is also a circuit breaker deferment that caps taxes at 4 to 5 percent of income for qualifying owners of five years or more. The income limit is low, so not everyone qualifies, but if you do, it is one of the most valuable breaks in the state. Always compare carrying costs, not just purchase price: a $650,000 home in a high tax area can cost more per month than a $700,000 home in a low tax one. Run the numbers with your lender and your CPA.

What a Tuesday Looks Like

In Ballantyne, it is convenience: restaurants, shopping, The Bowl at Ballantyne for outdoor concerts, golf at Ballantyne Country Club and the new Wegmans. In Waxhaw, it is charm: a historic downtown with antique shops, local restaurants and festivals, plus newer shopping along Providence Road. In Marvin, it is peace and quiet, with no commercial district at all, so you drive to Waxhaw or Ballantyne for errands. The retirees I see happiest in Marvin love being home, gardening, hosting family, maybe keeping horses. The happiest in Ballantyne love being out and about. Waxhaw sits right in the middle.

Getting to Family and the Airport

Ballantyne sits right on I-485, and the new express lanes make the drive to the airport more predictable, typically 25 to 30 minutes outside rush hour. From Waxhaw and Marvin, add another 15 to 20 minutes, mostly on two lane Providence Road, which is still waiting to be widened. If you fly to see family every month, or family flies to you, Ballantyne makes that easier. And think about who is driving: if one of you prefers not to drive at night or on the interstate, living close to everyday errands matters more than it seems on a home tour.

How Much House You Want to Maintain

Many Marvin homes sit on large lots, and some use well water and septic, which means more yard, more upkeep and a few extra inspections before you buy. In a Waxhaw 55 plus community, the HOA often handles lawn care and irrigation. Ballantyne has everything from low maintenance townhomes and condos to large single family homes. The best retirement home is not the one you love today, it is the one you can still manage at 80: one level, wide doorways, a walk in shower and a yard you do not dread. I have had clients buy acreage at 62 and call me at 72 ready to downsize. That is not a mistake, just know it may be the next chapter, not the last one.

The Real Answer

Choose Ballantyne for a hospital in the neighborhood, shopping and dining in minutes, easy airport access and the widest range of home types, budgeting around $650,000 to $750,000 and Mecklenburg's new values. Choose Waxhaw for a small town Main Street, newer main level homes under $600,000 and true 55 plus communities. Choose Marvin for space, privacy and estate living starting around $1 million. And the town with no hospital but a 24 hour ER minutes away is Waxhaw. Just know a freestanding ER can stabilize you, but if you need to be admitted you will be transferred to a full hospital, and freestanding ER visits can be billed like hospital ER visits, so check your insurance.
