Hugo hit in 1989 and Helene brought heavy rain in 2024, so it is not zero, but homes here do not need hurricane straps, impact windows, or mandatory flood insurance. Is It Expensive?
Charlotte is not cheap anymore, but for most people relocating it is still an upgrade. Ardrey Kell, Providence, and Community House Middle also rate 9 to 10. If schools are non negotiable, I point families toward Ballantyne or Union County toward Waxhaw, Marvin, and Weddington. Assignment is house by house, not just zip code, so we watch that closely.
Is It Good For Families?
Yes. You get big city job opportunity with a genuinely kid friendly feel, plus a huge greenway and park system, youth sports in every suburb, and Levine Children's Hospital. Multiple Charlotte area neighborhoods rank among the best in the state for families in Niche's 2026 ratings. Cul de sac culture here is real, and neighbors actually know each other.
How Is The Job Market?
Charlotte is the second largest banking center in the country, but it is not just banking anymore. Unemployment sits around 3.8 percent statewide, 3.5 percent in Mecklenburg County, and 3.6 percent in the metro. The fastest growing sectors are healthcare, private education, and construction. Remote work has tripled and now covers around 30 percent of Mecklenburg workers. You can go a lot farther here in a lot less time, which means you get to live where you want.
Where Should I Live?
For walkable energy, South End, NoDa, or Uptown. For established and tree lined, SouthPark, Myers Park, or Dilworth. For lake life, Huntersville, Cornelius, or Davidson. For top schools and more space, Waxhaw, Weddington, or Marvin. For an affordable entry point, Concord, Kannapolis, Gastonia, or East Charlotte. Suburb median prices run roughly $305,000 in Kannapolis to $635,000 in Cornelius, so almost any budget has an option.
North Carolina Or South Carolina?
This one is math, not which state is better. North Carolina's income tax is a flat 4.25 percent in 2025, dropping to 3.99 percent in 2026. South Carolina restructured for 2026 to roughly 1.99 percent under $30,000 and 5.21 percent above. Effective property tax is about 0.79 percent in Mecklenburg versus 0.71 percent in York County. South Carolina assesses owner occupied homes at just 4 percent of market value, but if you ever rent that home out the tax bill can roughly triple. Higher earners with 1099 or investment income often come out ahead in Fort Mill or Indian Land. North Carolina gives you shorter commutes into Uptown and more neighborhood options at every price point.
