I have been selling real estate in Charlotte long enough to be skeptical of headlines. This one made me stop.


CNBC's Power City Index tracks stock performance of the biggest public employers across 36 US metros, by headquarters location. For 2025, Charlotte finished first. Silicon Valley second. Washington DC third. Charlotte's index rose more than 22 percent, edging out big tech by just over half a point.


That is the Queen City beating the AI boom. And it was not banking that did it.


What Actually Drove The Number


Bank of America, Truist and Coca-Cola Consolidated all factored in, but the strongest gains came from manufacturing. Albemarle, the Charlotte lithium company, was up 64 percent. Curtiss-Wright in Davidson, aerospace equipment, up 55 percent. Nucor, the steelmaker, up 40 percent.


Lithium, aerospace and steel outperformed AI last year. We are not a one industry town anymore.


The Companies That Moved Here


2025 was Charlotte's best year for corporate recruitment in about a decade, and 2026 kept pace.


Capital Group, the Los Angeles investment manager with roughly 3.4 trillion dollars under management, picked Charlotte for its East Coast operations hub in March 2026. Around 600 jobs in Uptown, at least 60 million in investment, expected annual payroll impact north of 116 million. A ninety year old firm chose us over New York and Boston. Read that twice.


PSA Airlines, an American Airlines subsidiary, moved its headquarters from Dayton, Ohio to Water Ridge Office Park near the airport, opening January 2026 with about 400 team members.


Add the Scout Motors headquarters project, a Citigroup investment and a Maersk expansion, and the region logged close to 3 billion dollars in announced investment. CNBC also named North Carolina the top state for business in 2025, the third time in four years.


The Tax Math Nobody Explains Well


North Carolina's flat individual income tax rate dropped from 4.25 percent in 2025 to 3.99 percent in 2026. It is scheduled to fall to 3.49 percent in 2027 and 2.99 percent in 2028 if revenue triggers are met. The standard deduction held at 12,750 single and 25,500 married filing jointly.


The corporate rate fell from 2.25 percent to 2 percent in 2026, on a legislated path to zero by 2030. No estate tax. No inheritance tax. Effective property tax on owner occupied housing runs around 0.66 percent.


For an executive moving from California or New York, that swing is not a rounding error. It changes take home pay every year, permanently.


One caveat. Lawmakers are debating whether to freeze the future cuts, and Governor Stein has pushed back citing a projected revenue gap. Treat 2027 and 2028 as scheduled, not guaranteed, and talk to a CPA before building a plan around them.


Where These Buyers Are Actually Landing


Myers Park and Eastover, ZIP 28207, lead on price. Historic estates, ten to fifteen minutes from Uptown. Foxcroft, 28211, pulls buyers who want the biggest lots and the most privacy. SouthPark, 28226, is the walkable option. Ballantyne, 28277, wins on schools and newer construction. Lake Norman is the growing waterfront segment.


Here is the part that matters if you are buying. Inventory is up more than 27 percent year over year and days on market stretched from 54 to 88. Buyers have the most leverage in five years. Sellers are accepting contingencies, credits and rate buydowns again. Trophy homes in Myers Park and Eastover still move fast, but the tier below has softened. That gap is where the negotiating room is.


Plenty of executives rent first and buy later. Smart play when you do not know the neighborhoods yet.


And The One That Is Leaving


Six Flags Entertainment announced in August 2026 that it is moving its corporate headquarters from Charlotte to Arlington, Texas, finishing by March 2027. Charlotte was neutral ground after the 8 billion dollar Cedar Fair merger in 2024. Now leadership is consolidating near five Texas parks following a rough stretch, including a roughly 203 million dollar net loss in the second quarter of 2026.


That is a real loss, a Fortune 1000 headquarters gone. Carowinds stays, but the corporate jobs go. I would rather tell you that than pretend this is only good news.
